Renovation, A&A or rebuild?
The labels sound simple. The differences in time, consultants, approvals and contingency are not.
Renovation
Usually works within the existing structure and layout. Condition, services and waterproofing can still create substantial unknowns.
Addition and alteration
A&A can change area and form while retaining qualifying parts of the building. Feasibility depends on the existing structure and proposed scope.
Rebuild
A new house offers the clearest design reset but brings the longest programme, wider consultant team, temporary housing and a larger contingency.
